Access Statement for The Barns @ Lyonshall
Introduction
The Barns are located on the outskirts of Lyonshall, fourteen miles from Hereford. The nearest shops are three miles away in Kington and there are hourly bus links to Hereford offering a range of High Street and independent shops, leisure facilities and visitor attractions.
The Barns have a total of 20 bedrooms and 20 bathrooms sleeping 40 – 48 guests.

Booking and Pre-Arrival

- Bedroom descriptions are sent out to each guest on pre booking. Additional information regarding local activities, shopping, caterers and food delivery is sent out on request.

- The nearest bus stop is approximately 400m away
- The nearest train stations are Hereford, 17 miles away taking about 30 minutes by car and Leominster, 11½ miles away taking about 20 -25 minutes by car.

Key Collection, Welcome and Car Parking
- The Barns are accessed from a council maintained B road to a large gravelled car park with enough room for approximately twenty cars
- There is doorstep unload and the parking is approximately five metres away from The Old Mill entrance
- All outside areas are well lit
- Arrangements will be made prior to arrival (by email/phone) for a member of our team to meet you at The Barns on the day of your arrival
- Guests are given a tour of their units, keys are handed over and contact numbers are left for team members on call to solve any problems that may arise
The Old Mill
- The entrance to the property has two small steps: 10cm and 12cm in height
- Access is through a twist knob door (right hinge) 79cm wide
- Key lock is at a height of 85cm from floor
- The outside light is switched on by team members before guest arrival
- The entrance hall has provision for hanging coats or storing muddy boots
- Flooring is stone flag stones with under floor heating
TV Room
- Stone floor with under floor heating and sofas seating up to ten people
- Furniture is moveable
- Lighting is on dimmable switches at waist height (between 116 and 120cm)
- Table lamps are available and additional lights are available upon request
- A sixty inch Smart TV and coffee table of 47cm in height
Winter Sitting Room
- Accessed through a door 83cm in width from the Cinema Room with a Clearview Stove, three moveable sofas and coffee table (47cm height)
- Lights are on dimmable switches and lamps are available
- Furniture can be moved if required
Ground Floor Bedrooms accessed from Winter Sitting Room
- There are two ground floor bedrooms (door widths: 74cm and 68cm)
- Each room allows for approximately 90cm width around the bed and furniture for wheel chair access
- Wardrobes have a high rail height of 180cm from the floor
- Chests are 106cm and 70cm in height and bedside tables between 70 and 82cm
- Bed heights are: 70cm and 64cm. The lower being a king sized bed compared to the higher being super king sized
- All bedding is 100% Egyptian cotton
- We can provide Z beds upon arrangement that can be used by a carer
- There are no assistance bars/frames in the bathrooms but these can be hired locally and delivered to the property upon request
- En-suites to both rooms have a door width of 72cm
- Shower tray steps are: 12cm in height with an entrance width of 70cm
- Shower head height is 111cm with a hand held shower head available
- Non slip mats are provided
- WC is 11cm from the floor with 16cm of leg space surrounding
- Pedestal height of the sink: 84cm with single mixer taps
- Spot lighting with additional mirror lighting
- Stone floor throughout with under floor heating and towel rail
First Floor (access to two bedrooms)
- An oak staircase with hand rails leads from the TV Room to two further bedrooms with three bathrooms
- Bedroom Three has a super king bed that can be made into twin beds
- The room is carpeted
- There is an attached bathroom (separated by curtain) with shower over bath and basin (no toilet), this area is tiled
- A bathroom opposite can be used by this bedroom with shower, toilet and basin
- Bedroom Four is accessed via a galleried walkway
- There are height restrictions here in entering and leaving the walkway (height:140cm)
- Bedroom Four has three single beds, the ceiling being 7.10cm in height at its centre point. The pitch of the roof is approximately 60 degrees from this centre point
- The room is carpeted with two velux windows
- There is access to a bath and toilet with tiled floor at the far end of the room. Height restrictions apply on entering and leaving this bathroom (140cm at highest point)
Kitchen
- Access is via a 19cm step down and then a further two steps down of 12cm and 13cm
- The kitchen is 65ft long with space for up to forty eight guests to dine together
- The table is 77cm in height with a 170cm width around it
- A granite topped island unit houses ground level cupboards at 90cm in height
- The sink is at a work top height of 87cm with cupboards under
- An electric AGA plus additional oven (height of 92cm) has doors opening sideways
- A large fridge, two dishwashers (front loading and 60cm in width), microwave, kettles, thermopot, toaster, coffee machines are provided
- At the far end is a seating area with four sofas seating up to twelve people alongside a sixty inch Smart TV
- Coffee table has a height of 45cm
- Lighting is via pendants spaced down the length of the room
- There are two sets of bi-fold doors leading to a lawned area with slabbed pathway and patio area accessed via a 12cm step
- A wall encircles the garden providing security and privacy
- The patio area has a Hot Tub with three steps for access: 18cm, 36cm and 103cm, BBQ (gas) Table and chairs, sun loungers and smoking facilities
- This area is flat and level and has an access gate of 300cm in width to a B road leading back to car park
Additional Notes
- LD4 level fire detectors are fitted throughout (Mains powered with battery back up) In the event of a power cut the barns have a generator supply)
- Fire Exits have a key kept permanently beside them
- Full fire instructions and locations of fire exits are in each guest handbook and also displayed in the first floor bedrooms where required
- A ground floor cloakroom is provided accessed from the TV Room
- Washing facilities are provided: washing machine (80cm in height to controls), a tumble dryer and additional sink (90cm in height)
